Our Commitment to Sustainability

At Nitze-Stagen, we believe sustainable development is about creating buildings and communities that endure. Our approach considers the environmental, social, and economic impact of each project—from where we build and how people access it, to how a building performs over time and contributes to the surrounding neighborhood.

Across our portfolio, we incorporate sustainable strategies into the earliest stages of planning and design, with an emphasis on energy efficiency, resource conservation, healthy living environments, and long-term durability.

Many of our multifamily projects participate in the National Green Building Standard (NGBS), while our broader portfolio includes projects certified through the LEED program at varying levels. These programs provide a framework for evaluating and advancing our sustainability goals, while allowing our approach to respond to the unique opportunities and needs of each project.

Environmental Impact

We consider environmental performance throughout the life of a project, beginning with site selection and continuing through design, construction, and operation.

For ground-up multifamily development, we prioritize previously developed and underutilized sites and look for opportunities to make efficient use of land and existing infrastructure. Early collaboration among architects, engineers, consultants, and our development team allows us to identify opportunities to improve building performance and resource efficiency while balancing the practical requirements of each project.

Our projects incorporate strategies that can minimize construction waste, reduce energy and water consumption, improve indoor environmental quality, and increase the durability of building systems and materials. Depending on the project, this may include high-performance building systems, efficient fixtures and appliances, sustainable materials, bicycle facilities, electric vehicle infrastructure, and other measures that support lower-impact lifestyles.

We also continue to evaluate new construction methods and technologies—including mass timber and prefabrication processes—that have the potential to improve efficiency, reduce waste, and enhance long-term building performance.

Connected Communities

We believe sustainable development starts with creating places that support healthy, connected communities.

Our multifamily projects are designed to be part of the neighborhoods they join—not simply buildings within them. We consider how residents will move through and interact with a project, how it connects to surrounding streets and public spaces, and how it can contribute to the vitality of the neighborhood.

Location is an important part of this approach. Our projects have often been located near transit and other urban amenities, providing residents with opportunities to walk, bike, and use public transportation in their daily lives.

We also engage with the communities where we build. Listening to residents, businesses, and other stakeholders helps us understand the character and needs of each neighborhood and informs how our projects take shape.

Stewardship of Existing Buildings

Our commitment to sustainability also extends to our commercial portfolio, where we have a long history of preserving and adaptively reusing existing buildings.

When an existing structure can be successfully adapted to a new use, extending its useful life can reduce material consumption and construction waste while preserving the architectural character and history of a neighborhood. Our experience with adaptive reuse reflects a broader belief that responsible development begins with understanding and respecting what is already there.

Economic Value

We believe environmental sustainability and long-term economic value are closely connected.

Durable, efficient buildings can reduce operating and maintenance costs, improve long-term asset performance, and create better experiences for residents and users. We evaluate sustainable strategies not only for their environmental benefits, but also for their ability to create lasting value for our residents, investment partners, and communities.

We actively pursue available sustainability incentives, rebates, and tax programs that can help support investments in building performance and efficiency. By considering both initial costs and long-term benefits, we seek to make thoughtful sustainability investments that are practical, measurable, and durable.

For Nitze-Stagen, sustainability is ultimately about stewardship: building thoughtfully, using resources responsibly, and creating places that provide lasting value to the people and communities they serve.”
